Terms of Use

These Terms of Use govern access to and use of the coworking space “OVER COFFEE HUB” (the “Facility”) operated by OVER COFFEE Co., Ltd. (the “Operator”). By using the Facility, you agree to these terms.

1. General

These terms apply to all users regardless of membership type. The Facility is operated to support diverse ways of working and to foster creative exchange and new value. Users shall understand and comply with these terms and cooperate in the sound operation of the Facility.

2. Membership Plans & Pricing

After Hours Member (AFTER HOURS)

  • Monthly fee (tax included): ¥9,750 / month
  • Hours: Weekdays 18:00–24:00 / Weekends 7:00–17:00
  • Areas: 2F & 3F coworking space
  • Monthly drink tickets (benefit): 13 tickets/month (¥750 each)

Standard Member (STANDARD)

  • Monthly fee (tax included): ¥16,500 / month
  • Hours: 7:00–18:00
  • Areas: 2F & 3F coworking space
  • Days: All business days except Sundays
  • Monthly drink tickets (benefit): 22 tickets/month (¥750 each)

Resident Member (RESIDENT)

  • Monthly fee (tax included): ¥29,500 / month
  • Hours: 24/7, year-round
  • Areas: All areas
  • Monthly drink tickets (benefit): 30 tickets/month (¥750 each)
  • Optional add-on: Locker ¥5,500 / month

Enrollment Fee

  • Individual: ¥5,500
  • Corporate: ¥11,000

3. Drop-In Use

  • Hours: Weekdays 9:30–17:00 (closed Sundays)
  • Fee: ¥1,500 / day

4. Payment, Auto-Renewal & Cancellation

Monthly membership is prepaid and billed automatically at the start of each month. The first month is prorated from the registration date. Memberships auto-renew monthly unless cancelled. Cancellation requests must be submitted by the 20th of the month preceding the intended final month, via the web or LINE. Payment methods: automatic credit card charge or bank transfer. All fees are non-refundable once paid, except in cases caused by the Operator. Late payments are subject to a penalty of 14.6% per annum, calculated daily.

5. Optional Services

The following add-ons are available for an additional fee:

  • Address registration / mailbox use: ¥13,800 / month
  • Locker use: ¥5,500 / month (Resident members)
  • Private meeting room (up to 4 people): ¥2,200+ / hour

6. Prohibited Conduct

The following are prohibited. Violations may result in suspension, termination, or a claim for damages:

  • Disturbing other users or neighboring properties
  • Unsanctioned religious or political activities
  • Multi-level marketing or solicitation
  • Use by antisocial forces
  • Damaging or unauthorized use of equipment or fixtures
  • Unauthorized use of the Facility’s name or address (e.g., company registration without a contract)
  • Overnight stays
  • Bringing in open flames or hazardous materials
  • Any other conduct that disrupts operations

7. Access Management & App

Facility access, payments, meeting room bookings, and entry/exit are managed via the LINE app. The Operator is not liable for damages caused by app malfunction or user error.

8. Resignation & Termination

Users wishing to cancel must submit a request via the web or LINE by the designated deadline. The Operator may immediately revoke membership in the event of a breach of these terms or interference with operations.

9. Disclaimer

Users are responsible for their personal belongings and valuables. The Operator is not liable for theft or damage. The Operator is not involved in and bears no responsibility for disputes or transactions between users. The Operator is not liable for service interruptions due to force majeure (natural disasters, power outages, communications failures, etc.). Users use the Facility at their own risk with regard to accidents or injuries on the premises.

10. Event Space Use

Event space bookings are generally made through Instabese. If you require an alternative booking method, please contact us in advance. Users must complete setup and teardown within the reserved time slot and restore the space to its original layout (including tables and chairs) after use. Please handle food and beverages with care. Waste from food and beverages provided by OVER COFFEE HUB may be disposed of on-site; waste from items brought in externally must be taken away. Costs for cleaning or repair of damage to the Facility, furniture, or equipment will be charged at cost (e.g., chairs from ¥3,000 per unit). Open flames or scented effects (candles, smoke machines, etc.) must be discussed in advance. Please be considerate of neighbors when using music, microphones, or instruments. Commercial activities involving sales or exhibitions require prior approval from the Operator.

Cancellation Policy

  • Same-day cancellation: 100%
  • 1 day to 1 week before: 50%
  • 8 or more days before: Free

For bookings made via Instabese, the platform’s own cancellation policy also applies.

11. Amendments

These terms may be revised at the Operator’s discretion without prior notice. Revisions will be communicated via notices posted at the Facility, the website, or LINE.
